Demand for GP appointments is growing all the time, and this leads to pressures on medical practice staff, infrastructure and buildings. When a Leeds-based medical practice outgrew their existing building, they turned to Community Ventures for help in designing, funding and building a bespoke, modern new health centre.
The Solution
The practice had been trying for some time to find better premises, but without having an estates expert on the team, they had struggled to navigate the complicated funding landscape needed to finance the project. Community Ventures took them through the entire process, from inception, design and business case writing, sourcing funding, and construction via a preferred contractor, through to the final stages of the project when the building was commissioned and put into use.

With the team’s estates experts able to use their extensive experience to resolve any issues that came up. The project started in 2020, so this was a time when the practice was experiencing unprecedented demand due to the pandemic. Having a dedicated team to manage the new build project allowed medical staff to concentrate on their day jobs, reassured that the Community Ventures team would deal with contractors, the supply chain and all compliance issues.
The result
The project was a success, with the practice now occupying Windmill Health Centre – a £2.75m purpose-built two-storey surgery building of 620m2, with everything the expanding practice needs to continue providing excellent primary care. The building contains not only consulting and treatment rooms, a reception, waiting area, offices and staff facilities, but also an integral pharmacy space for an independent provider. The building is fully compliant to all the latest standards, with disabled access, including a lift, and dedicated on-site accessible parking spaces.
The practice’s patients can now access medical facilities easier and more conveniently, and the medical staff are able to work in a building tailor-made for them, allowing them to concentrate on delivering the best possible care for their patients.
Community Ventures made the complicated process of building a new health centre really easy, and they supported us all the way. It was reassuring to have experts on hand to manage the project and deal with any problems that came up, and it let us concentrate on providing the best care for our patients.
